Real estate content lives or dies on how well it fits the platform. A stunning tour cropped to a square, or a listing video letterboxed on a phone, will underperform even the best property. This guide is the cheat sheet we hand every agent, photographer, and brokerage we work with — the exact aspect ratios, resolutions, and export settings for every platform that matters in 2026.
Instagram — sizes and specs
For listings, the 4:5 feed post beats square (1:1) every time — it takes up ~25% more screen real estate on mobile. Save your best hero shot for slide 1 of a carousel and let the drone/exterior lead.
TikTok — sizes and specs
Real estate on TikTok performs when the first 1.5 seconds show the most visually surprising room. Skip the slow drone push-in for TikTok cuts; save that for YouTube.
YouTube — sizes and specs
YouTube is the only platform where a 3–8 minute walk-through consistently outperforms short-form. Export at 4K if the drone footage supports it — YouTube's compression is noticeably kinder to higher-res sources.
Facebook — sizes and specs
Export settings that actually matter
- Bitrate: 8–12 Mbps for 1080p, 35–45 Mbps for 4K. Higher is wasted — the platforms re-compress.
- Frame rate: 30fps for interior walk-throughs, 60fps for drone, 24fps for cinematic hero videos.
- Audio: AAC, 128–192 kbps, -14 LUFS integrated loudness so it matches the platform's normalization.
- Color: Export in sRGB (Rec. 709). Don't upload P3 or HDR unless the platform explicitly supports it — most crush the highlights.
One export, every platform
The shortcut we use: shoot vertical 4K (3840 × 2160), then export one 9:16 master at 1080 × 1920. Instagram Reels, TikTok, YouTube Shorts, and Facebook Reels all accept the same file — you get four placements from one export. Do a separate 16:9 pass only for the YouTube listing tour.
